Available Programs

Three Types of Assistance. All Free to Explore.

Colorado offers multiple program types. Some may work stacked together, while others must be compared as separate paths. Here's what public service buyers should understand first.

🏦
Up to $25,000
through select CHFA options

Open the Door With Statewide DPA

CHFA programs reduce or eliminate the barrier of saving a large down payment. Some options are structured as grants while others are deferred second mortgages repaid later.

  • Discover assistance that could lower your upfront cash
  • Turn the down payment hurdle into a real strategy
  • Find the CHFA path that could move you closer to home
  • A smart starting point for teachers, first responders, healthcare workers, veterans, and public service buyers
🎁
Up to $25,000
in forgivable assistance

Find Money That May Not Have to Be Repaid

There are programs designed to help buyers move forward now, with assistance that may be forgiven over time.

  • Explore programs that could reduce your down payment burden
  • See how forgivable assistance may change your buying power
  • Find options built for buyers who need more than savings alone
  • Different paths can fit different buyer situations. Learn the best path for you!
✂️
Up to $30,000
in costs that are paid for you

Make the Deal Work Harder for You

The right offer strategy may help reduce what you need to bring to closing, so more of your savings stays in your pocket.

  • Lower the cash pressure at closing
  • Use seller-paid costs to help cover allowable expenses
  • Pair assistance with a smarter offer strategy
  • Find out if your path to a home is closer than you think

The Power Move

Understand Your Assistance Paths.

Colorado heroes often have more than one program worth reviewing. Understanding which paths may apply to your situation, and how they interact, is how you protect your money and make a confident decision.

Compare Down Payment Assistance Paths
Assistance Paths · $500K FHA Example
Broad CHFA Path
SmartStep Plus may offer a 3% grant or 4% deferred second mortgage
$14,475–$19,300
Specialized CHFA Path
FirstGeneration may offer up to $25,000 for eligible first-generation buyers
$25,000
metroDPA Path
Up to 4% in eligible Front Range areas
$15,000–$20,000
Chenoa Fund Path
Up to 5% FHA down payment assistance
$25,000
Potential Seller Concessions
FHA may allow seller-paid costs up to 6%
$30,000
Potential Planning Range $44K–$55K+
These are example paths, not one combined stack. CHFA, metroDPA, and Chenoa are generally best reviewed as alternative DPA paths tied to specific loan and lender rules. Seller concessions may help offset allowable costs, depending on the offer, loan type, actual costs, and lender approval. Final eligibility depends on program rules, lender review, income, credit, property, and available funding.

A Personal Note

Most heroes I talk to have no idea how many programs exist specifically for them. We made this video because we wanted to explain in plain English, no jargon. Just exactly what's available and how we can help.

No sales pitch. Just a real conversation about what Colorado has built for the people who serve our communities.
